The national property situation
We’ve all seen media coverage of the housing market in the last couple of years.
Talks of crisis, crashes and stagnation…
Though some of this may be exaggerated, house prices have indeed stopped rising in most parts of the country, including Sheffield.
High interest rates and living costs have been the main drivers of this.
Fewer people can afford a property than in previous years, so house prices have fallen with the demand.
An overview of Sheffield’s property market
According to data from Plumplot, sales in Sheffield postcodes have fallen by 38.7% in the last year. There have been fewer buyers on the market, and this has led sellers to lower their asking prices.
How are house prices currently looking?
According to the Land Registry’s latest data release, house prices in Sheffield peaked at £224,723 in November 2022. Since then, they have shifted up and down before landing at £215,520 in February 2024.
From this data, we can infer that Sheffield’s market, like most of the UK, currently favours buyers.

But it’s not all bad news for sellers. Recent reports suggest buyers are returning to the market.
The most affordable areas to live in Sheffield
Darnall
- Average house price: £140,285

- Semi-detached houses: £149,955
Darnall is a suburb east of Sheffield city centre with house prices below the Sheffield average.
Historically, it was home to Sheffield’s most famous traditional industry: the steelworks.
Today, Darnall benefits from several restaurants, a LIDL supermarket and an Ofsted Good primary school.
Gleadless

Gleadless is friendly to first-time buyers in Sheffield due to its below-average house prices.
This suburb contains a couple of GP surgeries, primary schools and many sports facilities.
It also has good transport links via the Sheffield Supertram and bus routes, making it a viable option for commuters.
Wincobank

Wincobank is well known in sporting circles for the Ingle Boxing Gym that has produced many world champion boxers.
It lies north-east of Sheffield city centre and has many affordable flats and terraced houses.
Woodhouse

Woodhouse is a suburb located south-east of the Sheffield city centre.
It benefits from abundant green space, including Woodhouse Washlands Nature Reserve and Shire Brook Valley Nature Reserve (both within walking distance).
It is a quiet area with affordable housing and good road links to Sheffield city centre via the A57.
Arbourthorne

Arbourthorne has many green spaces, including recreation grounds and playing fields. Norfolk Heritage Park is nearby.
It also has an Ofsted Good primary school, essential amenities and public transport links.
The least affordable areas to live in Sheffield
Whirlow

Whirlow is a leafy suburb in southwest Sheffield and on the edge of the Peak District. House prices are also among the highest in all of Sheffield.
It is the least deprived area in Sheffield and enjoys one of the lowest unemployment rates. However, it has few amenities.
Dore

Dore is considered one of the best places to live in Sheffield. As such, its housing market is very competitive.
It is one of the few places in Sheffield where house prices have risen despite the instability of the UK housing market. Houses here sold for 9% more than in the previous year.
Fulwood

Fulwood is a quiet suburb with low crime rates. There’s not a great deal going on, but it’s one of the best places in Sheffield for families.
It is also well-connected to the Peak District and contains tennis, golf and cricket clubs.
Greystones

Greystones is about 2 ½ miles outside the city centre and is only a short walk from the bustling Ecclesall Road.
Due to its proximity to the city centre and nature, Greystones can cater to many different lifestyles.
It may not be the best place to live if you don’t like hills, though they’re practically unavoidable in Sheffield.
Ranmoor
