What is an AP1 form?

An AP1 form is an application form primarily for registering changes in property ownership. This is then sent to HM Land Registry.

It is sent alongside a TR1 form (the deed that affects the transfer).

An AP1 form is essential for registering full and partial property ownership transfers when a property is sold, inherited or gifted.

The form enables people to be added to or removed from a property title. For example, due to:

  • Separation.

Notifying changes in names

AP1 can record legal name changes of registered owners. This may be due to marriage, divorce, or deed poll changes (official name changes).

Registering mortgages

When a new mortgage or charge is taken out on a property, it can be registered via AP1. The title will then be updated.

Removing mortgages

AP1 allows homeowners to remove a mortgage from the register. This is done once it has been paid off. It shows the property is debt-free. 

Changing contact details

Property owners can use AP1 to update their official address if they move house.

How to get an AP1 form

You can get the latest version of the AP1 form in a few different ways. Just make sure it’s always the most recent version.

The Land Registry periodically reviews the forms, so older redundant versions should not be used.

Always double-check that you have the latest correct template before completing. 

  • Check the Land Registry website. You can download it from the Land Registry portal
  • Request by phone/email. You can also contact Land Registry customer services to request a copy of AP1. This will be emailed or posted to you
  • Via a legal professional. Solicitors and licensed conveyancers can give you the proper application form. 

Does submitting an AP1 form cost money?

Yes, there is a fee payable to the Land Registry for processing AP1 applications.

The amount varies depending on the type of application and value of your property.

Fees start from around £40 for simple applications. However, it may rise to over £100 for complex cases.

The fee calculator on the Land Registry website calculates the exact amount payable.

Different rates apply depending on whether the whole title or part of the title is affected.

Ownership transfers attract higher fees based on a sliding scale of property values. Changes not affecting ownership, like names or addresses, have lower fees.

Fees are still payable for rejected applications. This is also true if any information requires correction or the incorrect fee is paid.
